An Bord Pleanála Approves Market Street and Market House Lane Development in Ardee
An Bord Pleanála has given the green light to a significant new housing development in Market Street and Market House Lane Ardee, following an appeal against Louth County Council’s decision to grant planning permission for the project. The development, which will see the construction of 45 new homes, is set to be located on Market Street and Market House Lane.
The project, proposed by MRM Structural Ltd, initially received planning permission from Louth County Council in April 2023. The development will involve the demolition of three habitable dwellings, two of which include ground floor shop units, as well as existing outbuildings and boundary walls along Market House Lane. In addition to the 45 housing units, a single retail unit is included in the plans.
The original application had sought permission to build 28 homes and two retail units. However, after Louth County Council requested further information in June 2022, MRM Structural Ltd provided revised plans in March 2023, increasing the number of homes to 45 and reducing the retail units to one.
The council’s decision to grant conditional approval sparked an appeal from local residents Peter Long and Albert and Tara Mullarkey, who raised concerns about potential issues such as overshadowing and the impact on privacy. Despite these objections, An Bord Pleanála upheld the planning approval on 28 August 2023, albeit with revised conditions.
This marks a significant step forward for the project, which will provide a mix of apartments and terraced houses in Ardee’s town centre. The development is expected to bring much-needed housing to the area and contribute to the local economy, while also transforming part of the town’s streetscape.
