County Louth — The average asking price for a home in Louth has surged to €321,911, marking a 14.6% increase year-on-year, according to the latest Daft.ie Q2 2025 House Price Report. Nationally, house price inflation has soared to a 10-year high, with the typical home now listed at almost €357,851—a staggering 40% increase since 2020 .


National Picture: City Prices Surge, Supply Crisis Looms

Across Ireland, the average asking price rose by 12.3% year-on-year, with Dublin alone jumping over €467,900 on average, also up roughly 12%  . Growth in property prices wasn’t uniform:

Housing economist Ronan Lyons—who authors the Daft report—points to a serious imbalance between supply and demand. Key drivers include:

  • Shortage of second-hand homes, farther worsened by high interest rates earlier in the decade  .
  • High employment, mortgage access, and rising incomes pushing more buyers into a tight market.
  • A significant fall in listings—from around 25,000 pre-pandemic to just over 12,100 as of June 2025  .

Calls for Action: Build More Homes

Dr. Lyons warns that building more homes—especially new stock—is essential to easing the crisis  . He stressed that reliance on second-hand properties isn’t enough to meet demand and reduce prices:

“The fastest increase in housing prices since mortgage market rules were introduced highlights the importance of addressing Ireland’s chronic housing shortage … Policymakers have to address their failure to recognize and provide the framework for enough new homes each year.”   

Despite the government’s 2025 target of 41,000 new homes, Housing Minister James Browne conceded it is unlikely to be met, reinforcing concerns  .
