Ardee is set for a significant transformation with the proposed development of a new hotel, restaurant, retail spaces, and 23 apartments. The plans, submitted by Estrela Hall Holdings Ltd, are currently under review by Louth County Council, with a decision anticipated by 14 August.

The ambitious mixed-use development is slated for the sites of the disused Odea Agri Seeds Limited and the historic De La Salle Monastery, both recognized as protected structures on the Louth County Council Records. Estrela Hall Holdings Ltd applied for planning permission in November 2023, aiming to revitalize these locations while preserving their historical significance.

The proposed project involves demolishing existing derelict buildings and constructing a four-storey commercial building. This new structure will feature a restaurant and retail units on the ground floor, with office spaces occupying the upper floors. Additionally, a three-storey residential building will be constructed, comprising nine apartments: one one-bed studio, six two-bedroom units, and two three-bedroom units.

Further, the plans include the renovation and repurposing of the Odea Agri Seeds building to accommodate 14 apartments. This transformation will involve the removal of derelict internal floors and the creation of new openings in the external walls. The existing roof will be raised to incorporate a band of glazing around the building’s perimeter, enhancing the floor heights inside the dwellings.

A highlight of the development is the conversion and extension of the existing silos building into a 22-bedroom hotel, complementing the already approved 18-bedroom hotel in De La Salle House.

The planning application also outlines modifications to the site’s entrance on William Street, the creation of internal vehicular and pedestrian routes, and the provision of car parking. Additionally, the plans include constructing refuse storage, bicycle storage, a public plaza, and a riverside park, enhancing the site’s accessibility and appeal.

Initially, a decision on the application was expected in January 2024. However, following a request for additional information from Louth County Council, the decision was postponed. With the recent submission of further details on 18 July, the Council is now set to make a final determination by mid-August.

The proposed development promises to bring new life to Ardee, blending modern amenities with the town’s historical heritage. Residents and stakeholders eagerly await the Council’s decision, which could pave the way for a significant boost to the local economy and community.
