New affordable homes in Ardee could cost €240k for eligible buyers
Prospective homeowners in Ardee have received a boost after councillors confirmed that new affordable homes may be available for as little as €240,000 under the Affordable Housing Scheme.
The development, known as Quarry Court, is located at the junction of John Street and Stoney Lane, Ardee, and consists of 20 highly energy-efficient homes, all with an A2 energy rating.
At a recent meeting of the Ardee Municipal District, councillors heard that funding has been approved for the scheme, which will make the homes significantly more accessible to first-time buyers.
Pricing and eligibility
The scheme will include:
- 11 three-bedroom houses
- 9 one- and two-bedroom apartments
While the standard market value of the houses ranges from €340,000 to €360,000, those who qualify for the Affordable Housing Scheme and the Government’s Help to Buy initiative could purchase at a discounted rate of €240,000 to €260,000.
“This represents a very significant saving for eligible buyers,” said John Lawrence, Senior Executive Officer at Louth County Council.
He emphasised that mortgage approval in principle will be essential for those wishing to secure a property once applications open.
Next steps
An open day will be hosted on-site by the estate agent in the coming weeks, alongside an advertising and media campaign to promote the scheme. The application portal is expected to go live by mid-September, and homes will be allocated on a first-come, first-served basis.
Councillors broadly welcomed the news, noting the importance of affordable housing provision in Ardee, where demand continues to outstrip supply.
Official opening
The development, constructed by Currabeg Construction, was officially opened in June by Jack Chambers TD, Minister for Public Expenditure, Infrastructure, Public Service Reform & Digitalisation.
