

Plans for 45 new homes in Ardee enter planning stage

Plans are underway for a major new housing development in Ardee, with MRM Structural Limited seeking planning permission from Louth County Council for a mixed residential scheme at The Blackridge, Townpark, Ardee
The proposed development, which is currently at a pre-validation stage, outlines the construction of 45 homes comprising both houses and apartments. According to the application, the project aims to deliver a mix of family homes and smaller units to cater for a broad spectrum of housing needs in the town.
The breakdown of the development includes:
- 23 dwellings – consisting of 20 three-bedroom houses and three four-bedroom houses, with a mix of two and three-storey designs.
- 22 apartments – spread across three separate blocks, with a balance of one-bed and two-bed units.
Apartment Layouts:
- Block A: Four one-bed and four two-bed apartments (two storeys).
- Block B: Three one-bed and three two-bed apartments (two storeys).
- Block C: Four one-bed and four two-bed apartments (two storeys).
The developer is also seeking approval for a new vehicular and pedestrian access from The Black Ridge road, with associated upgrades including the construction of a new footpath and improvements to sections of the existing adjoining road.
Facilities and Infrastructure
The application outlines a strong focus on modern residential amenities and sustainable transport:
- Car Parking: A mix of in-curtilage parking for houses and on-street parking for apartment residents.
- Electric Vehicle Charging: Ducting and infrastructure to allow EV charge points across the development.
- Bicycle and Bin Storage: Dedicated storage areas adjacent to the apartment blocks.
- Open Spaces: A combination of communal and public landscaped areas, including a formal children’s play area.
- Lighting and Landscaping: Public lighting, planting, and a range of boundary treatments such as walls, fencing, and railings.
Decision Timeline
The application is currently at pre-validation stage with Louth County Council. A final decision on the proposed development is expected by 20 October 2025, with submissions from the public invited until 29 September 2025.
If granted, the scheme would represent a significant addition to Ardee’s housing stock at a time when demand for homes continues to outstrip supply locally and nationally.
