Hopes for a significant residential expansion on Main Street in Dunleer remain firmly alive after an Extension of Duration application was logged with Louth County Council in recent days.
The applicant, Bellscape Ltd, is seeking to extend the operational timeframe for a comprehensive residential scheme originally approved by local planners in 2021. The multi-unit development layout targets a prime location on the town’s Main Street (R132), intending to deliver 13 houses and 22 apartments to meet localized demand.
📋 Proposed Architectural & Site Layout
- Housing Mix (13 Units): Positioned in the southern sector of the site, consisting of five detached, four semi-detached, and four terraced two-storey dwellings. Four detached builds will directly front Main Street, incorporating first-floor roof terraces and independent vehicular entryways.
- Apartment Complex (22 Units): Designed as a cohesive two-storey block situated toward the northern portion of the site, complete with first-floor balconies.
- Public & Green Amenities: Provision for a riverside amenity walking path, a brand-new public footpath along the east side of Main Street, a pedestrian-only gateway, and dedicated internal access roads.
Protecting Local Heritage & Green Space
A notable aspect carried over from structural updates finalized in 2021 is the expansion of the boundaries to include the historic Motte at the northern end of the grounds. The footprint integrates the absolute extent of local lands strictly zoned for Open Space, Recreation, and Amenity. Revisions also account for subtle internal road realignments, optimized parking configurations, optimized boundary treatments, and a structural reduction in ground level along the Main Street elevation to harmonize the structures with the current streetscape.
