Green Light for Multi-Million Euro Hotel, Retail, and Apartment Complex in Ardee

Louth County Council has officially granted planning permission to Estrela Hall Holdings Ltd for a transformative development at Moorehall that will reshape the William Street skyline.

The project focuses on the regeneration of the disused Odea Agri Seeds Limited buildings and the De La Salle Monastery site—both significant protected structures. The ambitious plans aim to blend Ardee’s Victorian industrial heritage with modern commercial and residential needs.

🏨 The Hotel & Commercial Hub

  • Expanded Hotel: Conversion of the existing silos building into a 22-bedroom hotel, acting as an extension to the previously approved 18-bedroom hotel in De La Salle House.
  • Commercial Building: A new four-storey structure featuring a ground-floor restaurant and retail units, with modern office spaces on the upper floors.
  • Public Amenities: The development includes a new public plaza and a riverside park, offering new green space for the community.

Revitalizing Town-Center Housing

A significant portion of the approval focuses on high-quality town-center living. The project will deliver 21 new apartments through a mix of new construction and the renovation of historic fabric:

  • Odea Building Conversion: Renovation of the protected warehouse to create 12 apartments (one, two, and three-bed units).
  • New Residential Block: A three-storey building providing an additional 9 apartments.

Architectural plans highlight sensitive modifications, including raising the existing roof of the Odea building to introduce a band of glazing, improving internal light while preserving the building’s iconic profile.

Infrastructure & Access

The developer intends to modify the existing site entrance on William Street, maintaining a one-way vehicular system while integrating paved pedestrian routes. The plan also includes bicycle storage, refuse facilities, and repairs to the riverbank wall, ensuring the development integrates safely with the local environment.

This approval marks a milestone for Ardee, coming amidst a busy season for the town—from the **Dee Hub Walking Group’s return** to the **Ardee Tidy Towns volunteer call**.
