Affordable Homes Still Out of Reach for Many Buyers in Ardee and Louth
Many potential homebuyers in Ardee and across County Louth are now struggling to afford so-called affordable housing, as rising construction costs and house prices continue to push prices beyond the reach of many applicants.
The issue was raised at a recent meeting of Louth County Council, where councillors were told that affordable housing delivery targets had not been met in recent years.
Cllr Pio Smith asked council officials for an update on future affordable housing schemes and raised concerns about how rising building and market costs are affecting the council’s ability to deliver homes at prices people can afford.
Targets Not Reached
Director of Services Ger Murphy confirmed that the council had not met its target of delivering approximately 226 affordable homes between 2022 and 2026.
However, he said progress had been made on developments in Drogheda and Ardee, including the affordable housing scheme at Quarry Court in Ardee, where 11 homes were delivered and have now all been sold.
Strong Demand for Affordable Homes
The meeting also heard that demand for affordable housing remains extremely strong across County Louth.
At a new affordable housing development in Drogheda, applications opened and ten successful applicants were approved within a week, highlighting the level of demand for housing in the area.
Louth County Council says it is continuing to work with developers on new schemes, including planned developments in Dundalk in the coming months.
Rising Prices a Major Issue
Councillors said the main concern now is that rising house prices and construction costs are making it increasingly difficult to deliver homes that are genuinely affordable for first-time buyers and young families.
With house prices continuing to rise across Ardee, Drogheda and Dundalk, many buyers are now finding that even homes sold under affordable housing schemes are still beyond their financial reach.
The council says it will continue working on new schemes, but admitted that meeting affordable housing targets remains a significant challenge.
